What is a Lease Restructure?

A lease restructure is when a landlord and tenant mutually agree to amend the terms of an existing lease.  The revised lease provides new terms that benefit each party.  Generally, the landlord benefits because the term of the lease is extended, thus reducing the landlord’s risk of the tenant leaving the building at the end of their existing term. 

What are the benefits?

Benefits for the tenant vary, but can include one or more of the following:

  • Lower rental rates

  • Rent abatement periods

  • Tenant improvement allowances for renovations

  • Additional right to expand or contract

  • Early givebacks of space
